The Royal Institute of British Architects (RIBA) publishes useful information on working with an Architect. We can act as lead consultant from inception to completion or just to planning, or any stage as required.
As RIBA chartered architects we operate a limited company which maintains professional indemnity insurance.
Fees and Estimates
Our fees are generally based on a percentage of the build cost, however we are happy to work to capped hourly rates for sections of work or a fixed fee.
We endeavour to provide realistic estimates with regard to project costs and programme.
In addition to providing a basic brief and a fee quotation, we can provide a design consultation service. We come to your home to meet you and develop and discuss your ideas with you. We look at the design direction and opportunities that are available and how these opportunities can be applied to meet your needs and fulfil your design aspirations.
We act as lead consultants in the pre-construction stages. Developing a design with you, that we optimise and perfect until you are happy, we will inform you of any other consultants required, our drawings will be suitable for submission to the Planning Authority. Liaising with the planners and building control to achieve consents, and other consultants information is coordinated into the design (we advise on engineers and party wall surveyors and other consultants to best meet the needs of your project).
We produce the detailed drawings and specifications in order to obtain accurate quotes from contractors, managing the process of obtaining quotes and agreeing a building contract – the tendering process.
During the construction stages we can administer the contract between you and your chosen contractor (or project manager), ensuring to the best of our ability that the project is completed successfully, on time and to budget.
